So my progress... HMMMMMMMmmmmmmmmmm~~~~~mmmm................ slow slow slow
I have started setting up my 3D file and created a parametric box that can change it's width, depth and height. It also able to change colour to identify the functions of the space.
Though... I stopped here. I felt like I jumped ahead abit.
Firstly I need to understand the size of the dwelling.
I made some small research and with my experience I made some notes regards to this.z
Studio - 35 ~ 45 sqm
Tenants: Students / Single / Couple Young Professionals
- Combined - Bedroom, Living, Dining and Kitchen.
- Combined - Shared Bathroom & *Laundry (Might not be included)
WIth limited space, the advantage is the cost of living is also limited. Living in a simple needs especially in the freshman university students or a young professionals are suitable for this type of style to build up toward the future. The disadvantage is the lack of privacy when a family or friend member decides to visit.
One Bedroom - 50 ~ 60sqm
Tenants: Couples Young Professionals , Pension House, Granny Flat
- Bedroom
- Robe
- Combined - Living, Dining and Kitchen
- Combined - Shared Bathroom & Laundry
Unlike the studio apartment, it provides a privacy when a family or friend member decides to visit. Even adding a sofa bed can provide them a sleep over. Though this is not the most popular option for everyone. The tenants who will be interested in this type of dwelling is quite limited and the investors and owners typically stay away from this investments.
Two Bedroom - 80 ~ 90sqm
Tenants: Shared / Couple Young Professionals, Single Successful Professionals / Entrepreneurs, Serious Couples, New Born Family, Family with independent chirldren
- 2 Bedroom or 1 Bedroom & Office
- 2 Bathroom, 1 Ensuite & 1 Bathroom or 1 Bathroom
- 2 Robe
- Living Room
- Dining Room
- Kitchen
- Laundry
- *Parking Space / Garage (Might not be included)
Two bedroom provides a varieties of possible lifestyle. It's also great for an investors to find a quick turnover for cashflow. It usually gives a great balance in lifestyle, such in privacy, office, relax, utility spaces and guest visits. It's also popular for having another bed as a baby room as it doesn't take much space.
Three Bedroom - 110 ~ 125sqm
Tenants: Family with grown up kids, Airbnb,
- 1 Master Bedroom and 2 Bedroom or 1 Master Bedroom 1 Bedroom and Office
- 1 Ensuite and 1 Bathroom
- 1 Large Robe and Robes in each other bedroom
- Living Room
- Dining Room
- Kithen
- Laundry Room
- One or Two Space Garage
- *Small Office (Might not be included)
Three bedroom is great for big family where kids have grown up and needs privacy. It also gives potential for the vacant room to be used as rental yield. It had great potential, though this type of dwelling is all depends on their individual lifestyle and needs.
Next I'm going to try laying out the grids according to these sqm space for each dwelling type.
